Our rates are fixed at minimum amounts for each contract and remain consistent irrespective of transaction size whether you are renting or buying.

We operate without intermediaries, solely utilizing our centralized internal system.

For Renters

When assisting clients in finding their ideal rental home, we prioritize their unique needs and provide them with the best available options. We handle every aspect of the process—from scheduling viewings and coordinating with landlords to negotiating rental terms—ensuring a seamless, stress-free experience. Our commitment doesn’t end once the keys are handed over; we continue to offer support whenever needed. We do not charge double commission, from landlords and tenants nor require a commission of the full rent. Instead, we charge a straightforward flat fee of €500 regardless of the rental amount. This fee is paid solely by the party that hires us, whether it’s the tenant or the landlord. All viewings are conducted exclusively between the agent and the prospective tenant to ensure a comfortable, pressure-free environment.

For Sellers

Initial Meeting

If you're interested in learning more about our services and process, we typically arrange meetings at the property you'd like to sell. This allows us to understand your goals and expectations, ensuring we provide the best personalized experience possible.

No Commission Percentage

Unlike local agencies in Bulgaria, we do not charge a commission percentage from both sides. Instead, we offer a straightforward flat fee of €3,000 for all property transactions irrespective of the amount. Additionally, we ensure fairness by not charging both buyer and seller, which increases buyer commitment as they are not burdened with additional service fees when searching for their ideal property.

About our fee

Our flat fee includes all standard real estate services, including maintaining transparency between all parties, scheduling viewings, conducting property inspections, and managing the preparation and finalization of paperwork. Furthermore, we guarantee that the seller's asking price remains unchanged, as we do not engage in price markups—a common practice in the Bulgarian market. Your property’s listed price is entirely in your control.

After each viewing, we provide a debriefing session to discuss the client's feedback and overall experience, available either in person or via phone. This commitment ensures that you are well-informed about the viewing process and any insights gathered.

Advertisement of the Property

To maximize the visibility of your property to potential buyers, we strategically advertise across social media platforms and all major real estate portals. Our approach includes professional photography for every listing, ensuring that your property is showcased in the best possible light. For unfurnished properties, on concrete, or those with minimal staging, we offer virtual staging services to help buyers visualize the space and its potential.

Closing the sale

Once the property sale process begins, we assist with drafting the preliminary contract, which outlines the property details and payment specifics. We carefully review the title deed, provide our insights, and confirm the tax obligations along with the payment methods.

We coordinate the meeting and specify the necessary documents for both parties, ensuring that everyone is well-prepared. Throughout this process, we maintain constant communication with the notary and the clients to ensure that everything proceeds smoothly.

Closing the sale

Our team works closely with the seller to obtain all necessary documentation for a smooth transfer of ownership. We organize the notary appointment and assist you during the property handover, managing the signing of the handover protocol, key exchange, verification of utility payments, and ensuring a seamless, professional property transfer.
